How to use the real estate commission with VAT calculator

What this calculator does. This tool estimates a real estate agent's net commission, the VAT charged on that commission, the combined gross commission, and the amount left for the property owner after that fee. It is designed for percentage-based seller-paid commissions where VAT applies to the service fee rather than to the property price. It does not determine whether VAT legally applies, who must pay the fee, or which other taxes and closing costs belong in a transaction.

When to use it. Use the calculator to review a listing proposal, compare two commission rates, estimate net sale proceeds before accepting an offer, or check an invoice that separates a net professional fee from VAT. Commission arrangements vary by contract and market; for example, the National Association of Realtors explains that agent compensation is negotiable and documented in listing agreements.

How to calculate. The calculator opens with a ready-to-use demonstration: a €100,000 house price, 3% commission, and 23% VAT. A validated example Excel workbook is available immediately. To calculate your own scenario:

  1. Replace House price with the agreed or expected sale price.
  2. Enter the percentage in Commission exactly as stated in the agency agreement.
  3. Enter the applicable VAT rate for the commission service. VAT rates and scope differ by jurisdiction, so confirm the rate with an official source or adviser.
  4. Read Commission gross first, then review Net commission, VAT amount, Owner receives, and the fee table.

Input guide. House price is a required currency amount of zero or more; enter digits with an optional dot-decimal, such as 250000.50. Higher prices increase every fee amount proportionally when rates are unchanged. Do not enter a currency code or use a decimal comma. Commission is a required percentage from 0 to 100, such as 3 for 3%, not 0.03. Raising it increases both the net and gross fee and reduces owner proceeds. VAT rate is a required percentage from 0 to 100, such as 23. It affects only the VAT amount and gross fee, not the net commission. The European Commission notes that VAT rates vary under national rules, so avoid assuming a rate from another country or service category.

Output guide. Commission gross is the total agent fee including VAT. Net commission is the pre-VAT fee calculated from the house price and commission rate. VAT amount is the tax applied to that net fee. Owner receives is the house price minus gross commission and can become negative only when an unusually high valid fee exceeds the price. Gross fee rate and the Effective fee pill show gross commission as a percentage of price. VAT share shows VAT as a percentage of gross commission; it is zero when VAT is zero. Seller keeps shows owner proceeds as a percentage of price. In the fee table, Rate basis identifies the base used for each component, Amount reports currency values, and Share of gross fee reconciles the net and VAT portions to 100%.

Worked example. With a €100,000 house price and a 3% commission, the net commission is €100,000 × 0.03 = €3,000. At 23% VAT, tax on the commission is €3,000 × 0.23 = €690. The gross commission is therefore €3,690, equal to 3.69% of the sale price. Subtracting €3,690 from €100,000 leaves €96,310.00 for the owner before other transaction costs.

Formula and interpretation

Net commission = house price × commission rate
VAT amount = net commission × VAT rate
Gross commission = net commission + VAT amount
Owner receives = house price – gross commission

The taxable amount for a service is generally the amount on which VAT is charged. The European Commission's explanation of the VAT taxable amount illustrates the basic price-plus-VAT relationship. In this calculator, the taxable service amount is the net commission. A 23% VAT rate therefore does not mean 23% of the property price; it means 23% of the agent's pre-tax fee.

Planning note: verify both the contractual commission basis and the tax treatment. Some agreements use a flat fee, tiered rate, minimum fee, buyer-side payment, or a base different from the final sale price. Those structures require a different model.

Common mistakes and practical checks

  • Applying VAT to the property price. This tool applies VAT only to the commission service.
  • Entering 0.03 for 3%. Percentage fields expect the human-readable percentage, so enter 3.
  • Ignoring VAT scope. A standard national VAT rate may not apply to every service or supplier. UK users, for example, can confirm current categories through the government's official VAT rates guidance.
  • Treating owner proceeds as final cash at closing. The calculation excludes mortgage payoff, legal fees, transfer taxes, repairs, concessions, and other settlement items.
